Most agents are now familiar and hopefully relatively comfortable with the concept of HIPs, but are you aware that things are about to change?

Come the 31st December 2008, first day marketing comes into force. This basically means that a property cannot be marketed without a complete and valid HIP in place.

Working with London's leading HIP providers, we are able to attend most appointments within 24 hours of instruction which will mean that your HIP provider will be able to produce a completed HIP sooner rather than later.

Lettings

Another date for your diary is the 1st October 2008, when the legislation which applies to sales will also apply to lettings. It will be an offence for you to market a property to rent without a valid EPC in place.

Just as you would arrange for a Gas or Electrical Safety Certificate, Landlords will also have to provide you with an EPC. Marketing without a valid EPC could lead to fines of £200 with repeat offenders risking closure of their business by Trading Standards.

Our price  for a standard EPC in Greater London is £120 inclusive of VAT.
